Project Background
After observing the severe impact of the COVID-19 pandemic on the homeless population in Wichita, Kansas, the nonprofit organization HumanKind Ministries acquired a former hotel with the intention of converting it into a welcoming 54-unit low-barrier facility.
The redevelopment initiative required significant modifications to both the exterior and interior of the three-story building. Nonprofit leaders emphasized that one of the primary objectives of the design was to ensure that the new environment did not resemble an institutional setting. HumanKind assists individuals—many of whom face challenges such as trauma, behavioral health issues, and substance abuse—in transitioning directly from homelessness to permanent, affordable housing. Therefore, it was crucial for the renovations to enhance the facility’s aesthetics, transform each room into a cozy studio, and create inviting office spaces for social service providers.
Designers at Health Facilities Group (HFG) aimed to find a highly durable yet welcoming flooring solution for the various high-traffic areas within the new facility. With a focus on creating a comforting, residential atmosphere, the team sought wood and stone visuals that would be easy to clean and maintain while also enduring heavy foot traffic.
HFG chose Karndean Designflooring as its flooring partner for the redevelopment project due to the products’ established reputation for durability and ease of maintenance. Karndean luxury vinyl flooring enhances indoor air quality by being low-VOC, phthalate-free, and resistant to bacteria, which is essential in multi-unit housing.
“We considered options from several other manufacturers, but we opted for Karndean products because of their unique visuals, quality, durability, and the warm, inviting ambiance they bring to the space,” said Susan Sanders, HFG’s Director of Interior Design, CHID, IIDA, NCIDQ, EDAC. To achieve the desired aesthetic, HFG designers utilized two visuals from the 20mil Opus gluedown product line. The Opus range was chosen for its variety of wood and stone appearances that complemented each other and coordinated well with other selections throughout the spaces.
The Results
The Opus stone product Clarus SP714 is utilized in all common areas and hallways on the second and third floors of the building, while the warm and welcoming Opus wood plank Weathered Elm WP511 was chosen for the studio apartments to create a cozier atmosphere. By selecting two products from the same collection, the designers were able to avoid physical transitions between the corridor and the studio, thereby minimizing the risk of trips and falls.
Sanders noted that the design team was not only satisfied with the flooring solution but also impressed by the accessibility and expertise shown by the Karndean Commercial Business Manager during the design process. The Studios at HumanKind was honored as the top project of the year by Wichita Business Journal in 2021.
