Supply chain issues and high interest rates are projected to hinder the multifamily sector in early 2025, with stabilization expected later this year, according to economists at the NAHB International Builders Show.
In 2024, multifamily construction market has dropped significantly, with starts down 25% to 355,000 units. There are around one million apartments under construction, the highest since 1973, impacting the apartment market negatively.
The NAHB forecasts further declines in multifamily construction in early 2025 before returning to long-term trends as the market absorbs existing units. They predict an 11% drop in starts this year to 317,000, followed by a 6% increase in 2026 to 336,000.
Confidence in new multifamily housing is mixed, with the Multifamily Production Index (MPI) rising to 48 but still below the neutral mark of 50. The Multifamily Occupancy Index (MOI) improved to 81, suggesting optimism among current apartment owners.
